Vacant parcels of one to five acres are common just outside the city limits. Check for a septic-approved test hole, road maintenance agreements and whether the utility drop is at the lot line or a quarter mile away — that difference can be tens of thousands of dollars.

Kenai River frontage in Soldotna carries habitat protection setbacks and bank-restoration rules. Anything within the river corridor should be reviewed for a permitted stairway, light-penetrating walkway and approved fishing platform before you write an offer.

Most in-town commutes are under ten minutes. Kenai is about 20 minutes, Sterling about 20, Homer roughly 75 and Anchorage a little over three hours by road.
